- SIA-licensed security teams
- Single point of accountability
What we look after
Most clients start with one service and end up with all four — because it's easier when the same people who fix the boiler also know the alarm code.
Why clients move to us
Almost always because something broke and nobody owned it. These are the three things that change on day one.
We employ our own people
Engineers, cleaners and officers are on our payroll, not an agency's. It is why the same faces turn up each week, and why a four-hour response is ours to keep rather than somebody else's to explain.
One team holds the whole building
When the same organisation cleans it, maintains it and secures it, nobody gets to say the fault belongs to another contractor. The officer who spots a door that won't latch raises the job the engineer picks up.
You can check without asking
Jobs, certificates, audit scores and spend all sit in your portal. Suppliers who make you request evidence are usually managing what you see rather than what you get.
How we work
No mystery, no lock-in. The first ninety days set the pattern for the whole contract.
We walk every site
Before we quote, a Corestone contracts manager surveys every building with you. You get a written condition report whether or not you sign.
One plan, one price
A single schedule covers every service and every site, with fixed monthly pricing and a named manager. Reactive works are quoted before we start.
You see everything
Every job, visit, certificate and invoice lives in your client portal. Monthly reviews with real numbers, not a slide deck.
The full ninety-day plan, response targets and escalation route are on how we work.

“They took over three sites mid-contract and nothing slipped. Same faces every week, and the portal means I stopped chasing certificates. That's the whole job, really.”
Sectors
We work where uptime matters and the building is nobody's day job.

Offices & business parks
Multi-let estates where tenants judge the landlord by the state of the car park. We run the common parts and the helpdesk tenants actually call.
How we run them
Industrial & logistics
Dock levellers, roller shutters, yard lighting and 24-hour security for sites that never stop moving. Reactive response measured in hours, not days.
How we run them
Retail & leisure
Out-of-hours cleaning, presentation standards and fast fixes so a broken auto-door never costs you a trading day.
How we run them
Education
DBS-checked teams, holiday-period deep cleans and compliance that stands up to an Ofsted or estates audit.
How we run them
Healthcare
Infection-control cleaning standards, HTM-compliant maintenance and security teams trained for clinical settings.
How we run them
Residential blocks
Block management support for managing agents: communal cleaning, grounds, lifts, fire safety and concierge.
How we run them
Accredited, and able to prove it
Certificates, insurance schedules and policies go out as a pack on request — before a tender, not during one.

Three offices, one helpdesk
We take on work where we can hold the response time we’ve promised, which is why we cover the North rather than claiming the country.
Before you call
The six questions that come up in almost every first conversation.
All frequently asked questionsDo we have to take all four services?
No. Most clients start with one — usually whichever is causing them the most grief — and add the others as contracts fall due. The advantage of bundling is a single schedule, one invoice and one number to call, not a discount we dangle to lock you in.
What does the free site survey involve?
A contracts manager walks every building with you, looks at plant, fabric, access and current standards, and writes it up. You get the written condition report whether or not you appoint us, including anything we think is a safety or compliance risk.
How quickly can you start?
Usually four to six weeks from signing for a single site, six to eight for a multi-site estate. Where there is a genuine emergency — an incumbent walking away mid-contract — we have mobilised faster, and we will tell you straight whether we can resource it properly.
Where do you operate?
Yorkshire, the North West and the northern Midlands, from offices in Sheffield, Leeds and Manchester. We work where we can hold the response times we have committed to rather than claiming national coverage we would have to subcontract.
Are your staff directly employed?
Yes — engineers, cleaners and security officers are on our payroll. It is why the same people turn up each week, and why training, vetting and conduct are ours to answer for. A small number of specialist disciplines that need manufacturer accreditation are subcontracted, and managed by us.
What is in the client portal?
Every job raised and closed, SLA performance, statutory certificates filed against each asset, cleaning audit scores with photographs, and spend against budget. It is there so you can check rather than ask.
Tell us about your buildings.
A contracts manager will come out, walk the sites and give you a written report. No charge, no commitment.
