How we deliver it

The list above is what you buy. This is what actually happens on your site.

  1. We build the asset register first

    Before any PPM is scheduled, we walk the estate and record what is actually there — plant, make, model, age, location and condition. Most estates we inherit have a register that stopped being true several years ago.

  2. PPM is planned against the register

    Each asset gets a frequency drawn from the statutory requirement, the manufacturer's schedule and its condition. The plan is visible in your portal a year ahead, so you can see what lands in which month.

  3. Reactive jobs are triaged, not queued

    The helpdesk grades every call on impact: urgent means a safety issue or a stopped operation. Urgent jobs get an engineer within four hours; everything else gets an appointment you're told about.

  4. Evidence is captured at the job, not afterwards

    Engineers scan the asset on arrival, photograph before and after, record parts used and sign off on the device. Certificates attach to the asset record, so a compliance question is a search, not a request.

  5. Lifecycle is reviewed annually

    We tell you what is coming to end of life and roughly what it will cost, a year out. Capital surprises are a planning failure, not bad luck.

Questions we get asked

Do you subcontract your engineers?

Our core maintenance engineers are directly employed. We use specialist subcontractors for a small number of disciplines that need manufacturer accreditation — lifts and certain fire systems, for example — and those are managed by us, to our standard, with the certificates filed in your portal alongside everything else.

What counts as an urgent call?

Anything that makes the building unsafe, insecure or unable to operate: a total loss of heating, a failed door on the only accessible entrance, an escape route obstruction, a water leak, a security failure. We agree the definition with you in the contract rather than leaving it to interpretation at 3 am.

Can you take over PPM part-way through a contract year?

Yes. We survey the estate, reconcile what has actually been done against what should have been, and pick up the schedule from there. You get a written report of any gaps we find before you commit to anything.

Who holds the statutory compliance responsibility?

Legal duties stay with the duty holder — usually the building owner or occupier. What we do is deliver and evidence the testing regime that lets you discharge them, and tell you clearly when something is outstanding.
