The budget is built from the schedule
Not from last year's figure plus inflation. Every line traces to a specified task at a specified frequency, which is what makes it defensible when a tenant queries it.
Spend is tracked monthly against that budget
You see variance as it happens rather than at reconciliation. Anything trending over gets flagged with a reason and an option, not an apology in month eleven.
Contractors are procured and held to our standard
Insurance, accreditation, RAMS and references checked before appointment; performance reviewed after. If a contractor underperforms, replacing them is our job, not yours.
Tenants get one route in
A published helpdesk number and email that reaches a person. Tenant requests are logged, tracked and closed with a record you can show at the next meeting.
Inspection and reporting are on a fixed cycle
Documented site inspections at an agreed frequency, and a monthly report with the numbers behind it: jobs raised, jobs closed, SLA performance, spend against budget, compliance status.

Questions we get asked
Do you replace our managing agent?
Not usually. Most of our property management clients are managing agents or landlords who want the operational delivery and compliance oversight handled by one accountable team. We work alongside the agent, and we are explicit about where our responsibility starts and stops.
How do you handle service charge disputes?
By making them rare. Every line in the budget traces back to a specified task, every reactive job has a quote and an approval, and the reporting is monthly. When a query does come, the audit trail answers it.
Can you take on a single building rather than an estate?
Yes. Plenty of clients start with one difficult building. If it goes well the rest tends to follow, and that is a better test than a tender document.
What reporting do landlords get?
A monthly pack covering jobs raised and closed, SLA performance, compliance status by asset, spend against budget, and anything we think you should know about before it becomes a problem. Format is agreed at mobilisation — we would rather fit your board pack than invent a new one.
